Marketing Plan
You’ve entrusted me with the sale of your home, and I take that commitment very seriously; this is most likely your biggest investment. My job is to make sure your property is marketed professionally to get the best outcome possible, whatever the market conditions. My many years of experience in advertising and marketing are invaluable to setting the right tone. This is my area of expertise, and I understand the importance of it.
It starts with the listing. I spend hours preparing the listing for the MLS including completing the MLS data input form in full; this will ensure as many online hits as possible once the property is on MLS.
My public comments are accurate, exciting and error-free; in the short space I have, I try to spark interest and point out the property highlights. My goal is to get showings. I continually go back to the public comments to edit the message; this is often based on the feedback I receive from potential buyers. Behind the scenes, the “realtor comments” are informative, compliant with the Real Estate Board and convey accuracy and competence.
I hire a team of seasoned professionals through various local companies to help market your home. No corner is cut; this part is important.
Depending on the property, some or all of these services are retained:
• Professional photography is shot using only the highest quality equipment and ultra wide-angle lenses. Your property is guaranteed to look its best. Full HDR photos and HDR panoramas may be used. Every property I market has professional photographs taken.
• Professional Videographers shoot using only the highest quality equipment and employ the use of ultra-wide-angle lenses and sliders to provide professional and fluid video panning. If I don’t think a video is the right medium for your property, I will swap it out for another service such as a 3D Floor Plan, Matterport, or PhotoRealistic 3D Floor Plan.
• Professional and accurate Floor Plans. I have your property professionally measured, this mitigates the risk of legal disputes and ensures compliance with industry standards. Trained professional floor plan technicians provide the most accurate floor plans possible following direct ANSI/BOMA standards. Floor Plan Technicians on site use a laser distance meter to input accurate measurements directly into specialized CAD software. Every property I market will have a professional floor plan.
•Virtual Staging. If your property is empty or mostly empty, a more cost-effective strategy than traditional staging is virtual staging. Having virtual furniture can save thousands in staging costs and allow me to demonstrate how the layout can work for potential buyers. Depending on the property, I may have some of the photos virtually staged.
• High-quality full-colour brochures, using thick gloss paper and professionally printed to show the best photographs as well as a floor plan. Each potential buyer will be offered a brochure as a take-away. Every property I market will have a professional brochure printed.
• Large visible signage will be outside the property. If you live in a house, I will have a signpost installed by an installation company; for Stratas, if no signpost is available, I will seek council permission to erect one. Some Stratas do not allow any signage at all.
Setting the stage
I am always available to help you prepare your home for the photographs, videos, open houses and showings. I offer simple advice on where to move or remove furniture and small items so your home will look its best. For Open Houses, I want visitors to feel comfortable and welcome. I always bring fresh flowers or a seasonal plant and delicious, high-quality chocolates or treats. I want everyone who steps into your home to feel welcome, and imagine themselves living there.
I have professionally printed business cards and signage. I always show up to all showings and open houses on time, prepared and in a professional manner. I want to make realtors and buyers alike feel confident that I am honest, reliable and offer accurate information.
The marketing message I want to convey to everyone who comes through, from start to finish—whether they are neighbours, potential buyers, or realtors—is professionalism, accuracy, and honesty.
